Lucinda Williams, Founder

AAS, AHM, CPO, BIC (NC)

As the founder of Presken Management, Lucinda Williams brought more than 27 years of in-depth experience in real estate asset management, with a specialized focus on affordable housing and HUD-assisted properties. Throughout her tenure, she provided strategic leadership across the company’s portfolio, guiding operational excellence and long-term asset performance.

With a deliberate vision for the future of Presken Management, Lucinda entrusted the President and Vice President to carry forward the company’s mission, values, and legacy of service. Her confidence in their leadership reflected the strong foundation she established through decades of disciplined management, regulatory expertise, and client-focused operations.

Lucinda held an Associate of Applied Science degree in Business Management and was credentialed as a Certified Assisted Housing Manager (AHM), Certified Professional of Occupancy (CPO), and a licensed Real Estate Broker-in-Charge in North Carolina (BIC). Her professional experience included managing properties under multiple HUD programs, including Section 8, Section 202, Section 236, and PRAC, as well as guiding owners through complex loan modifications and major rehabilitation initiatives.

Known for her deep understanding of compliance and relationship management, Lucinda built and sustained long-standing partnerships with HUD, the North Carolina Housing Finance Agency (NCHFA), Project-Based Contract Administrators, and other key industry stakeholders. Her legacy was defined by a steadfast commitment to excellence in affordable housing operations, regulatory integrity, and resident care—principles that continue to guide the company’s leadership today.

Tannja L. Johnson, President

CPO, SCHM, PMIC (SC)

Tannja Johnson serves as President, overseeing all facets of affordable housing operations, with a focus on compliance, property performance, and agency relations. With 21 years of experience in both the Affordable and Conventional housing sectors, she is a seasoned expert in turning around underperforming assets and ensuring regulatory alignment.

She is a Licensed Property Manager-in-Charge in South Carolina (PMIC) and holds certifications as a Certified Professional of Occupancy (CPO) and Specialist in Housing Credit Management (SHCM). She also possesses advanced knowledge in Low-Income Housing Tax Credit (LIHTC) and Blended Compliance, with additional training in Fair Housing and property compliance standards.

Tannja works closely with ownership groups, HUD, and local housing authorities to maximize asset value and ensure resident satisfaction. Her ability to navigate complex agency requirements makes her a key asset in both daily operations and long-term planning.

Christi Williams, Vice President

CPO, AHM, FHC, TC, Notary

As Vice President, Christi Williams oversees human resources, recruitment, site personnel supervision, and internal office operations, ensuring that every team member is equipped to meet the demands of managing affordable housing communities. With 16 years of industry experience, Christi is a strong advocate for operational efficiency and compliance within Section 8 and LIHTC programs.

Her credentials include Certified Professional of Occupancy (CPO), Assisted Housing Manager (AHM), Fair Housing Certification (FHC), and Tax Credit Compliance (TC). Christi began her affordable housing career as a site manager for both family and elderly properties and rose through the ranks to District Manager. Prior to this, she worked in corporate recruiting for a major financial institution.

Christi is also a North Carolina Notary Public, providing additional support for documentation and resident services. Her leadership ensures that site teams maintain the highest standards in resident engagement, compliance, and staffing excellence.
